Credit still references the density calculation which has been hard to source quality data for and time consuming to calculate. Is there a shortcut for e.g. projects in a downtown location or otherwise obviously dense area? We have seen a lot of project teams especially outside the US or in smaller US communities struggling with this one, has USGBC gotten similar feedback on this in v4?

Can the Data Center and warehouse requirements apply for manufacturing?

Credit should award factory projects that provide transit during shift change. These projects typically cannot meet the minimum trip count in LEED without running empty shuttles and do not benefit from providing mid-shift trips but they do provide a reliable alternative to vehicle trips. These projects are also by their nature located remotely from population centers, so employer-sponsored transit makes them accessible without owning a personal vehicle or spending money on rides and it should be rewarded. Recommend in place of the minimum trip count, that projects provide adequate trips to accommodate workers and visitors and demonstrate that with schedule/calculations. Or alternately, leave the minimum trip count for projects without remote/secure sites and offer a no-minimum option for projecs with remote/secure sites. That would also allow projects like military bases, resorts, etc to provide shuttles on the schedule that fits their needs, while still requiring projects like suburban mixed-use developments to provide substantial shuttle services.

What if the site is a large job creator of well paying jobs

How will 15 year requirement for affordable units be enforced? Simply a LEED form statement or more binding document? Owners will be hesitant to sign any commitment that's just written for LEED. Also many multifamily buildings are sold within 15 years.

Public use spaces / Community partnership option for Schools should be available to other project types, as applicable

what if the area local to the project becomes worth a higher value therefore the trades are coming from further away?
