Performance Period LEED EBOM
I am just starting the process of evaluating a project for LEED EBOMEBOM is an acronym for Existing Buildings: Operations & Maintenance, one of the LEED 2009 rating sytems.. I am a little confused by the performance period requirement for some of the MR credits. The performance period is defined as "most recent period of operations preceding certification application" Does this mean prior to making the application? So the owner would develop a plan and purchase the ongoing consumablesOngoing consumables have a low cost per unit and are regularly used and replaced in the course of business. Examples include paper, toner cartridges, binders, batteries, and desk accessories. prior to applying for certification?

Performance Period for EBOM v2 - using more than the minimum
Is there an advantage or disadvantage to using a performance period longer than the minimum required?
Using the shortest possible period means the fewest numbers to crunch. Presumming that we are going to get the credit at all, it should be that our best performance is in the most recent time period.

According to the reference manual, LEED requirements should be fully implemented before the start of any performance period. The reason they do this is so you have data to support your claims. Also keep in mind that certification is not instant and in many cases can take time because of performance periods.
